I would've educated my self before jumping in. I also would've leveraged my cash and not flopped it down in Detroit. Lessons well learned!

Brilliant author. I've read these books about ten times. It really changed my thought process about wealth. Sad news

This sounds like a recipe for disaster. Full time with no experience? How will you support yourself if something goes wrong? These things do happen. I would suggest attending local rei meetings to network with investors. Maybe you could shadow someone with skin in the game. Also start off with a cosmetic flip and work your way up. Always make sure the profit margin makes sense. $25 is a nice down payment amount. A hard money loan for a cheap house with minor repairs/cosmetics is feasible in San Antonio. And before someone decides to correct me. Let me clarify. Cheap homes as in D class F class neighborhoods. War zone and crime infested areas. They're are cheap homes you could benefit from in different areas. I'm sure the suburban areas in Michigan would beneficial.

It's a reason why they're $500. Detroit has been nothing short of a nightmare for me. Cheap homes equal expensive issues. Remember that my friend. Happy investing!

Wait for the right deal! Jumping in can be disastrous. I jumped in head first, and almost lost my shirt along with my sanity. I would suggest to any newbie to make sure the numbers make sense. It's truly a numbers game. Not an emotional one.
