P.S. finding buyers isn't the hard part. Just focus on finding motivated sellers and the rest will follow.

Check out thewholesalerstoolbox.com you'll find some sites for affordable signs. Also place a sign in front of Home Depot. It worked for me. A homeowner contacted the day I placed the sign out. Get creative and stay focused. In due time your seeds will manifest.

Thank you for your response as well. I took the equity cut into consideration as well. Both homes are in good shape. I don't see much of a reason why she would be motivated to sell at a discount @Phil Z.

Hello BP,

It's been awhile since I've posted anything, I've been extremely busy! I received a call from a bandit sign I put out last week. The lady owns two homes and states she wants to get rid of both due to purchasing a new home. The problem is both homes are listed on the MLS, and she's working with an agent. Both of the homes are in good condition, however one home could use a few upgrades. Is it possible to structure a wholesale deal so that the realtor can also get paid? I don't want to step on anyone's toes. Any advice is appreciated. Thanks!

You're welcome! Try total visa and milestone MasterCard. I would recommend to your local bank or credit union as well. You might have a good chance if you have a good relationship with them.

Yes there is for lending purposes. Lenders like to see how well you manage revolving credit at a somewhat high limit. Apply for at least 3 cards and stop there. You don't want your credit score to tank. Also don't get too many inquires. I boosted my credit score by a 100 points in the last year by doing this.

Capital one unsecured. Keep your utilization less then 30%. Give yourself one year to build. Good luck
