I often give guidelines to my tenants about what defines and emergency, what is not an emergency, and the the timeline to expect emergency vs non-emergency things to be handled.  If I get called to change a light bulb, which has actually happened to me, I give them a checklist of things that are expected to be done by the tenant, including changing light bulbs, I also gave them a link to youtube  ;)

I agree with Ian Walsh. Decide what you want REI to do for you. Work backwards, decide your ultimate goal and then work backwards until you can break your long term goal maybe 10 year into 5 year and then into 1 year and then into 1 month. That will help you to decide what to focus on in your search for the right property.

He sounds like a smart man! It's awesome that you have such a great resource! I have to say I can see why he said that, I have had some of my properties for 10 years and they payoff is huge after that long! I also think it is important to pay attention to the numbers, you need to decide what numbers you are going to concentrate on. When I first started, I only paid attention to cash flow, you don't want to invest in something that you are only breaking even on or even just making $100/ month on. Especially if it is an older property (Maintenance costs, & cap ex, alone can through you into the red pretty fast if you don't have the cash flow and savings to cover things) I think the loan pay down, tax benefits and appreciation are all great things, but cash flow is going to contribute some of the money for your next investment. There are a lot of places even now that you can find decent CAP rates and cash flow well on. Best of Luck, I am sure you will do well, he sounds like an anchor!

All of Brandon Turners books are great reads (or listens). I think it is good to decide which you want to start with and learn all you can about that.  The strategies can be very different.

I am a buy and hold investor myself so if you ever have questions I am always happy to help! We have some great options right now for buy and hold.

I know of a few people who have still been flipping even in this market the way it is. I am a buy and hold investor myself, the market is tight right now here and you have to search for good deals, and often it helps to know people right now, networking is big right now!

Yes, Utah is a difficult market! you really have to search! What types of CAP rates are you seeing? Our office has some 3-plexes and 4-plexes and 12-plexes, new construction CAP rates are all above 7%, let me know if you would like more information!

Attention grabbing line for sure!

I have had great success as a Real Estate Investor, long before I became an agent. In fact it is the reason I became an agent. I was successful as an investor I constantly had people asking me what I was doing! I decided sense I was going to continue to invest, and help those around me, I may as well get licensed! I have owned investment properties for 10 years, I have above average returns on all my current investments. I am in love with learning, I think it has been one of the reasons for my success. I have above 11% CAP on all my current investments and have put 5 recent investors under contracts with CAP rates about 8%, in Utah! I have just joined an investing focused office, and like you all said it is dominated by men! I love learning from everyone around me male or female, I am happy when we can all have greater success by enlightening each other.

Would you be willing to move out of the home you are currently living in?  My husband and I bought our first three investment properties this way.  Then you only have to come up with a 3-5% down vs the 20%.  The group I work with also works with some banks in the Utah county area that offer some amazing deals on your first two investments.  There are a lot of options as a new investor.  That being said, I agree with both of the previous posts.
