Property pond also has a place to list rentals and the mls also offers rentals as well.  Rentler is what we use, and we have always had great luck with it, but if you are looking to cast a wider net there are a few other places for you to check out.  Also I don't know if you use Cozy as a landlord, but it is an awesome resource for landlords!  They are free for landlords and the site is very user friendly, it offers a very simple way to do background and credit checks for  landlords!  You can just google cozy landlords and should be able to find it! The market here in northern Utah is tough as of the last couple years. We are looking for good deals, buy and hold, but willing to do fix up work, anyone have any advice on how to find any? Utah and salt lake county.

There are a lot of strategies out there, just do what works best for you guys, my advice would be to keep paying off those loans and then when you move, keep the home you currently have and rent it out, house hack! When you buy something else buy with the intent to live in it for 1-2 years, possibly look at stuff you would want to live in but would make a good rental to and also gain equity in by remodeling and then move again! That's how we acquired our first three rental properties it has put us in a different ball game! We now generate $1500 a month in passive income, I know that is minimal to a lot of investors on here but we have very little debt and one home almost paid off, we are both in our early 30's. And our game is just getting started. You and your wife just have to decide how much you want to leverage, how much you are comfortable with. House hacking has been pivotal for us.
