Scott Williams you can learn an amazing amount on BiggerPockets between the forums, blogposts, podcasts, etc.
As far as low money I recommend Brandon Turner's book on that topic. It's called the book on real estate investing with low and no money down. I also recommend learning all you can about "BRRRR" (just do a search on BP and you'll learn a ton). I have yet to use the brrrr strategy but will soon (hopefully!)
