We recently bought a 4-plex in Florida, it has gone well so far. We are looking to buy another, but maybe focus on Investing in more of a Vacation Rental this time, as we have 7 long term rentals and we feel our cash flow is good right now, and would like to explore the possibility of having a vacation rental, somewhere we would use as well. I would love to hear from people who own properties in these areas, and what considerations we should consider at this point. Questions that have crossed my mind so far:
1. Taxes?
2. Landlord friendliness of each state
3. Great locations - near beach and amenities?
4. Flood insurance costs....
I would really appreciate any advice on the vacation rental side, I have no experience doing this yet, and I am not sure it is something we would really want to get into or not. I would also love to hear from people who have long term rentals in those areas, as we may go that route as well. Thanks!

I have a home in Springville that the owners need to sell. The home appraise for $369,000 about 8 months ago, in the current condition. The home needs new carpet, paint and flooring, also needs cabinets and counters updated. We have bids for all those items. They come to about $25,000. This home has been on the market for WWWAAAYY to long so the market is just tired of it. Which reflects the price. We just dropped it, but I have comps from $400,000 to $430,000. This would be an amazing home redone! Pictures and comps available upon request!

Is it already past your due diligence? Also, a lot of times you can choose to have your own property manager take over after the purchase of the property. I would contact a few property managers closer to the area of the property and ask them some questions about the area. I always like to do this just to verify that the pro forma and projected rents are realistic. I would be skeptical about everything at this point because they were obviously not set up to handle this project.

I am sure Utah will not disappoint! Areas right around liberty park do very well, I just closed a duplex recently there, pp $420,000 each side of that is renting for $2,000.00 4 bed 2 bath on each side. That sold the day it went on the market. The buyers were able to renovate the one that needed it, while raising rents significantly. There are a lot of great areas and lots of areas to stay away from, depending on what your hoping to accomplish, if your wanting those A-B neighborhoods, Millcreek, and some areas around the U are also great. I would stay away from the west side of the freeway for the most part, and most areas around Rose park. Best of Luck! I am always happy to lend a hand if you need, or have questions!
