@James Chun II Welcome to the forums!  Congratulations on your success so far!  You could always consider a cash out refinance on one of your properties to ease your cash problems.  I did this on one of my properties last year and was able to significantly increase my cash flow on that property as well as buy another good cash flowing property.  It was a win-win situation for me.  I didn't pull out all of the equity that I could have, just enough to buy the property I wanted.

@Julian Pilate-Hutcherson I think this is a great question.  As a real estate agent myself, I often get people that reach out to me.  I had someone the other day email me for the first time with very little introduction and ask if I had any flip deals available.  Without knowing a lot more about this person, I would have a hard time giving them a great deal on a possible flip.  I have other investors that I have done past deals with and have built relationships with that I would be much more inclined to present a good deal.  Keep that in mind when you approach and introduce yourself to a new agent.  I enjoy when people want to get together and tell me about the goals, it helps me see how serious they are.  Also, it might be helpful to try and find a real estate agent that also invests in properties, because he/she will have a good understanding of the types of properties you will be interested in and you won't waste each other's time.  Good luck!

I loved the podcast!  I really think that one of the best things about real estate is that there is a way to invest no matter what level of income you make if you have serious ambition and determination.

I just closed on my 5th single family and went under contract for my first four-plex, which is my first out of state investment that I will not be managing myself!  Exciting stuff!

@Aaron Merrill I haven't personally tried this tip yet, but I did like the tip from the BP podcast last week or so that suggested called property managers and talking with them.  Ask them about their owners that may be having a hard time paying for maintenance or are hard to deal with.  Those are the owners that might be open to selling and getting out of the rental business.  Maybe the property manager could arrange a meeting and you could work something out.  I think this strategy could have some real potential if you are willing to put in some effort.  Good luck!

@Nicolette Alger I do agree that Utah is a hot market, but there are still deals that would fit into your criteria.  For example, I just closed on a new townhome in Provo that hits all of those numbers.  If you are still looking, I would be happy to get together with you sometime and go over more specifics.

@Javier Ortiz Welcome to the BP forums!  Partnering can be a good way to get started, especially if it helps you gain the knowledge base you need.  You have a great resource here with the forums as well.  I would recommend posting the details of any deal you are considering here in the forums to get other investor's perspective before you proceed to make sure you are getting a good deal for your money.  I live close to you as well and invest in our local market.  I am always happy to help out in any way that I can.  Good luck!

@Jodi Kaili, sorry I am sooo late on this post.  You probably have found a good tax person by now, but if you haven't I use a guy that is very knowledgeable about real estate and does a good job for me.  His office is located in Lehi, Utah if that isn't too far for you.  I love him because I ask him questions all year long and he is always very quick to respond.  Message me if you are still looking and I will give you his name and number.

I am trying to do more research on the Corporate lease options, Can anyone tell me the experience they have had?  What the location is and what company you used for advertising.  Thank you in advance.
