Welcome aboard!  My husband and I bought our 2nd rental at the end of last year, and we are looking for a few more now.  We personally are looking at buy and hold.

@Susan Knight, welcome and best wishes!  My husband had made a rental property from his condo years ago, but we finally bought our first rental here in the Charleston area last year.   I spent most of the year reading on here and listening to the blogs, but I was still anxious.  We did some repairs and have tenants in there now.  It will definitely feel better when you have one under your belt. 

My husband has an office in Murrells Inlet, so we'd be happy to meet up there sometime if you all are interested.  He works as a solo architect.

I've used Frank Hall for both my personal residence and our investment property home inspections.  He is outstanding - reviews all the little nooks and crannies as well as provides recommendations on what can be monitored versus repaired.  He worked in construction for many decades, and he has been inspecting homes for years now as well.  PM me, and I'll give you his number.

We bought a reasonably priced SFH brick ranch in Ladson and is going well so far. We live in Hanahan, so we are looking around here too. I agree with Tony, really like Hanahan area and out in Ladson as well. Happy to talk in detail about various neighborhoods and areas. Best of luck.

My husband and I recently purchase our first joint rental.  We purchased it in our own names due to the better rate offer from the bank. 

With that being said, I appreciate the advice that indicates to designate yourself as the manager rather than the owner to tenants.  

However, I'm wondering how to do this within the rental agreement itself.  One must state the tenants' information of course; however, it also indicates the the owner's name and address.  I would prefer they not have my name or address.  The address I can get around with a PO Box, but I was curious how others did it. 

Could I create an LLC just for the management of the properties, or would I need to have a formal property management business for that (licensing, insurance, etc) to do that?

Any advice is most appreciated.  Thank you!
