@Jonathan Twombly, my husband and I are investing in South Carolina.  Can you elaborate on the automatic 25% reduction.  Is that only for commercial or for residential too?  What is the process to go about making the request?  Any insights would be greatly appreciated.

My husband is a Myrtle Beach native, but we live near Charleston now.  He still works as an architect in your area though, and we still have one rental up that way too.

I haven't had a problem with online payments yet.  Our tenants have actually asked for it specifically.  We signed up for Cozy.co, and it's been great so far.  Security deposits can also be earmarked within that solution too, if you are interested.
