Ed O. and Jonathan Sher thanks for the info. I agree that parts of St. Louis County are a safer bet. My in-laws just purchased a condo in Chesterfield and enjoy the area. They are also considering purchasing more property in the area.

I have seen quite a few MF & SFR for sale within the city, that I would never be caught driving through in full daylight.

Thanks again for the info and glad to hear that BP members are having success in STL.

Alex Stredicke what condition are the homes in currently? Can you increase the rent by making any low-cost improvements/upgrades to them?

Smart improvements to the property condition/features could also "force" appreciation and possibly allowing you to sell at a higher price point. Not quite a rehab/flip, but you could pull your cash/equity out of the deals and move up to other more profitable ones.

Thanks for the tip about the heat maps. I'm still analyzing the data, but so far it seems the colors represent the reletive price differences between different states/counties/zip codes.

Still some interesting info when you neck down to your zip code. Good info about price changes, number of properties on the market (resales, pre-foreclosure, foreclosed), and the median/average homes values.

Dan,

First off, welcome to BP! You'll find a ton of great people and info here. Jump over to the New Member Introductions section and say a few words about yourself. It's a great way to get yourself known by the community. Also, take the time to complete your profile and add a pic.

Mark the Wholesaling category as one of your favorites and get familiar with the search bar. Start searching for 'yellow letter mail, marketing, and contracts'. You'll find that your questions have been asked plenty of time before and it would be great to read the answers. Additionally, you can click on the Resources link on the header bar and visit the FilePlace. There you'll find copies of wholesale contracts.

Be sure to network with other wholesalers on this forum, most are willing to share what they know.

Overall wholesaling is a good way to build capital for other investments. The hard part is making sure you are knowledgeable enough about your market and the property to provide a REAL deal to your buyers. Too many wholesalers fail to educate themselves and ultimately fail as a result.

There are a lot of informative articles and forum posts on this site on how to market your wholesaling business. In the search bar, type 'find motivated sellers'. You'll find a lot of strategies on how to find these types of ppl.
