Brent Ely welcome to BP! I'm also in Fayetteville, have rentals in other markets, listen to BP podcasts on my commute to post, and want to flip houses!! Small world. I haven't been to the REIA yet, so not sure how much value is there. I've been building my REI team and am working with a real estate friendly agent so we can flip houses. I really like the idea. How do you plan on marketing the property to your target market? How do you plan on a managing the place? Would you furnish the property? Judy Rae wow! Another great example of amazing finishes and detail work. It's incredible to me that you only spent $25k on the rehab. It looks like you spent twice that! Are white appliances making a come back in higher end homes? May I ask what brand you used? I've also noticed that grey seems to be a popular color choice for a variety of exterior and interior surfaces. Not just your project, but it's also a growing trend around me. Looks great! @Christopher Webbdid you watch the coverage? I was completely enthralled.  What's interesting is that every resupply mission or manned mission to the ISS, since the space shuttle was retired, has been via a Russian rocket.  That is until very recently with a couple of private space companies having sent resupply missions to the ISS.  Cool stuff!

@Kirsten Ostbyit's amazing to hear about you guys being outbid for multiple places.  We've been outbid for every investment property we've offered on this winter.  It's frustrating. I'm not sure how these other local investors are justifying their bids, as they certainly aren't using the 70% rule as a guide.

I'm in the market for a live in flip myself. Like yourself, it's tough finding a decent property that you can live in and force appreciation.  The search continues!

Completely random, but I'm fascinated watching NASA's live coverage of a Soyuz module return from the ISS.  Astronaut Scott Kelly and a Cosmonaut of closing almost a year in space.  Go to NASA's site and click the NASA TV link at the top. 

If you miss the coverage, you can always watch live coverage from the ISS.

Welcome @Kirsten Ostby!  What a great story and it seems like you guys are off to a great start having bought a place with cash.  What area did you buy in? My biggest gripe about this area is the lack of good school districts.  My kids aren't school aged yet, but the name of this game is location!

You're right about the Fayetteville, NC market, there are a ton of investors here.  This is our second time stationed at Bragg, and I'm actively building my fix & flip team.  Unfortunately the Army has me very busy right now and it's slow going.

As active duty military, I'd love for BP to do a podcast as @Nick Doriasuggests.

Here are a couple thoughts to consider:

1. What are the best tips/practices for analyzing a predominately military real estate market?  Are these criteria any different than analyzing any other market?

2. How to manage multiple properties across multiple states?  Either yourself (time management, systems, etc) or manage multiple property management companies.

3. More interviews with successful military real estate investors.
