Cameron Hodge welcome to BP and thanks for your service. Good luck on your next deployment. You're on the right path with weighing each of your financing options. Take a hard look at your own finances as well. Can you afford up to a 20% down payment-certain loan products may require it. As you know, VA loans typically require much lower fees. Although you'll want to educate yourself on how man VA loans you can have at one time and what the total lending amount is--very easy to about on their website. Once you find the deal, analyze the property using the buy and hold calculator here on BP. Plug in the different financing options your considering, account for the numerous expenses with rental property, and you'll have a better idea which financing package to use. In fact, spend as much free time as you can on your deployment educating yourself about your market and analyzing deals. Once you return you'll have a much easier time recognizing a deal. As you know, there are a ton of benefits to house hacking with a small multifamily. Good luck and keep us posted on your efforts! Take care. -Andrew

Mike Keenan I'm actually working through a similar situation for my mom's retirement. I wholeheartedly recommend that you speak with Jeff Brown, The Bawld Guy. He has a ton of informative articles here on BP and you can learn more on his website. Do a google search for "Bawld Guy" and you'll easily find him. After a couple of phone calls with Jeff I now have a comprehensive plan to properly structure my mom's accounts. Jeff and his team are great, it's worth your time speaking with him. It seems that the general consensus is that MHPs that only collect lot rent is the preferred way to go. In other words, don't own MHs and rent them--only rent the land. With this in mind, is a smaller park that only rents the land a viable investment? I don't have an example in mind, just curious if there is a break-out number where it makes sense to invest in a smaller park. E.g. Greater than 6 lots. Lots of great info on here, just trying to bring it all together. Thanks! -Andrew

Don Petrash have you found your 4th property yet? I'm still stuck in analysis mode. Can't seem to commit to a niche--I'm a sucker for shiny objects! I recently heard a BP podcast guest mention the "Hold" book also. I'm a fan of the technique. Although lately I've heard people speak about their ability to leverage more than 4 properties at a time. Maybe some banks are relaxing their standards? I really need to get the book. Thanks for the suggestion! -Andrew
