Taxes over here are insane. But we live in a modest house (by Chicago standard) and moving isn't an option even if it makes perfect sense financially.

We have so many other areas to "cut fat" that we can focus on.

Regarding appreciation our area is considered very up and coming. I know that you need to make your money when you buy and we did getting the house at $30,000 under market value.

Now that the veil has been lifted from my eyes and I realize that I've been just like your co-worker I'm going to get "obsessed" with paying down my debt and start investing in real assets like you.

Toyota won't take the car back with regards to my lease. 

Re-listening to parts of your book i realized that you had a solution for my personal car lease issue. I will be turning my leased car into an asset (or at least not a liability) by placing it full time as a car to be rented in Chicago by the hour, day or month. 

Between the money i will save on parking and gas ($390/month) and generating money from renting the car out I hope to create positive cash flow from the car (until i can return it). I really won't know until I do it for a few months and have some data to crunch.

I will say that material things do not motivate me very much anymore. Travel on the other hand is a huge part of my plans and wants. Where I want to be is in a place that I don't have to worry about getting turfed at work or not being able to retire till i'm 90 years old. You have given me a lot to think about and I appreciate you asking me to talk to my wife about what we want to become, that is powerful stuff.

We have lowered our contributions to 1% for our 401K plans and will figure out if borrowing against them makes sense. What are your thoughts?

Our card average out to 18%. I have tried to get the interest rates reduced with a few but haven't succeeded yet, I will keep trying.

I am on a serious quest to shave off my expenses. I am working on getting rid of a car lease which will get me a part of the way there. 

I hope once I post my expenses people will advise me regarding tightening our belts and ways to get there.

what type of investments do you think I should start studying?

@Account Closed great advice that we will follow. I agree with you that good get gets assets and bad debts create liabilities. I'll add Wingate to my 50-75 books recommended by people in this thread that i intend to read/listen to this year (Ramsey is next up).
