Creating a pipeline of leads whether through direct mail or networking with other Investors. Also following up with leads that come in. Wholesaling requires focus and consistency. Daily tasks include checking Craigslist for new properties (Automated with IFTTT), setuping criteria in Zillow, Redfin, Realtor dot com to send you daily listings immediately, and calling incoming leads back.  No magic bullet just grind and hustle.

Skip genie has a program for what you are describing. They charge about a $1 per search. Cold calling is brutal if there is no motivation by the seller. Also may want to contact @Cornelius Garland his company does what you are requesting.

If you don't have access to the MLS you can use Redfin to pull data for your area if it is available. Redfin is pretty much MLS data. Also you can talk to other Investors to get info on what they typically pay for repairs.

Network with other Investors and then ask to walk through the properties with them. It will be a better learning experience plus you create a relationship with an investor who may end up being your buyer.

 Some local banks will if you can put together a small portfolio of 5 or more properties.

I use this clause "Subject to Buyer’s approval of estimates from contractors, partners, lenders, and/or assigns of any renovations needed, and buyer’s approval of any tenant estoppel letters."

It covers everything I need. I have not had to use it.  The best thing you can do is to talk to other investors in your market so you build a knowledge database of what they are looking for.  It helps you become more confident in your dealings with sellers.

Go to yellow letters dot com or any of the marketing websites. There should be plenty of sample letters on there for you to view and copy.

 Hassan,

1. You are making this deal harder than it needs to be. If this deal is a good deal at $75K then an investor should have the funds to close on $75K and not have to play the game of financing some of the deal or taking the property via land contract.

2. You are worth more than $1000. If you have done the work to get the deal then get paid for it. Do not tie up a house just to make some chump change. There are far too many deals out there to be playing for crumbs.

 Postcards are the cheapest. Use a targeted list with your postcards. Do not mail to 100K doors when you only need to mail to 3K motivated doors.
