A lot of people do this all time and call it a birddog fee. As far as legality I'm not an attorney so I cannot advise you but I believe licensed agents are the only people allowed to accept fees for finding property.  The other thing is who is going to report you for paying them a fee.

So you can purchase the property subject to the lien. If the mortgage holder no longer exists then you can file a quiet title action to release the mortgage.  You will need to contact an attorney.  Also make sure there are no other liens and judgements out there.

It looks like that is a condition of your employment for the bank.  You definitely need to speak to an attorney.  Most employers want you to focus on your work and not on outside employment. They cannot stop you from doing the outside activities but if they find out what you are doing you can be terminated for not following the terms of your employment.

 No that is not cap rate. Cap rate is (Net Operating Income/total acquisition cost)

You are paying too much considering the amount of work required. There are better deals out there. I try to hit the 2% rule for investments within Dayton city limits. Meaning i want to be all in(purchase+reno) for $40k if the rents are $800
