I believe Ohio only has a 30 day redemption period after the sheriff sale.  Most of the time the sale of the property is not confirmed until the redemption period has expired.  It usually takes about 45 days from when you win the auction to getting a deed if the foreclosing attorney is on the ball.

Have you done any real skip trace reports? You can use find the sell dot com or other skip trace services to find real phone numbers and address.

I remove them. It's a numbers game. Do not sweat one individual that wants to be removed. You could also add them to a follow-up list and call them back in 3 to 6 months to see if their situation has changed.

Why do you need a quiet title action if the title search shows a clear title? Just asking for my personal info.
