Is your end game just to immediately sell on MLS and pocket the advantage of buying cash at foreclosure? It seems to make sense... I think there is up to 90 days redemption in Ohio, is that something you accounted for already? I believe Ohio only has a 30 day redemption period after the sheriff sale.  Most of the time the sale of the property is not confirmed until the redemption period has expired.  It usually takes about 45 days from when you win the auction to getting a deed if the foreclosing attorney is on the ball.

What if they weren't properly notifed? If they were manager of the LLC, you'd expect them to know that the taxes were unpaid. I looked up the sheriff notice though and it was posted in the County Gazette newspaper. They could not serve the original owner as the address was sent to the condo location.

Could they claim that in Court that they werent notified.  Worse case scenario, would they have to pay me what I paid in the auction plus interest?  

They are a registered manager of the LLC that has also put a lien on their llc.

 They were served by publication since this was posted in the newspaper. That is acceptable service but you may want to verify with an attorney.

Have you done any real skip trace reports? You can use find the sell dot com or other skip trace services to find real phone numbers and address.

I remove them. It's a numbers game. Do not sweat one individual that wants to be removed. You could also add them to a follow-up list and call them back in 3 to 6 months to see if their situation has changed.

Why do you need a quiet title action if the title search shows a clear title? Just asking for my personal info.
