call a plumber and bill your landlord for the cost. The longer the water leaks the more destructive it gets.

In all fairness you should talk to a lawyer on this.  The advise you receive on here may not be accurate or state specific.  This is a specialized field and you need a pro to help you. Just my two cents.

JR there are two stories here. The lady's application is complete.  She qualifies for the property by herself.  The fiance will be moving in 3 months.  You can qualify him then.  His qualification is not needed to move forward with the lease.  Yes I know he will be moving in 3 months.  If you want to qualify him now that is okay but it is not necessary.  Really if you have this many questions about them then you really should move on to some other applicants.  They are not the only applicants out there. 

What I did not like about some of the comments here were the thoughts that the boyfriend, who is an engineer, mind you is a dead beat and will cause the girl to flunk out of law school.  There were a lot of judgement calls made in the earlier part of the thread which do not qualify as criteria for getting tenants.  If I run my business with some of the predictions and judgments I will not succeed.  Just my two cents.

i use beenverified and have had great success with locating address and some landlines if people still use them.

I will sometimes make wrong statements to the landlord to see if the correct the mistake?  If they don't I assume I'm talking to a fake landlord.  Here are the sample question below:

Did she pay $650 rent? (True rent paid as listed on the application is $575).

If the landlord says yes she paid $650 I know he/she is lying.  If she says I wish she paid that much then at least I know I'm on the right path.  I also verify owner records and address prior to calling.

Based on the facts (and facts only), I would rent to this tenant.  I cannot run my business on what may or may not happen with the Fiance.  If she qualified for the place on her on and you have no other gut feelings about her then I would proceed with renting to her and then add the Fiance when he decides to move.  You cannot hedge against everything. 

Also some of the statements made against this potential tent are sexist and judgmental.  Many assume she will flunk out of school just cause her Fiance is not committed to getting on the lease.  I was a student once and used financial aid to pay for my living expenses and did not once bail on my landlords.  

In the end make decision based on facts and intuition.  If one or the other does not feel good then pass on the tenant and move to the next.  Do not over think this.

Use owner financing to sell them to other investors or contractors that want invest in real estate.
