what's your definition of equity stripping?  It's hard to answer this question because the definition of equity stripping that I found involves foreclosure rescue scams.  Is that what you are doing or are you just wholesaling properties to other investors.

Next time leave the address of the scenario unless you have it under contract.  you never know what kind of shady people lurk on these forums.

I look up the owners info the County auditors website site if they have it.  I use a PI(private investigator) if that leads to a dead end.  My private investigator charges $30 to provide the last known address and phone numbers.  You really should read the guide to wholesaling.

Once I look up the owners info I usually send a yellow letter as my first step.  Sometimes I verify the owners info using beenverified website to see if their address on file is correct.  I send multiple letters if need be.  You can also pay a PI for more accurate info and phone numbers to locate the individuals.

Driving for dollars in working class neighborhoods or war zone adjacent  neighborhoods is a great way to find abandoned properties and motivated sellers.  I'm having great success with the same strategy as @Breon.

Start by driving through working class neighborhoods and writing down addresses for empty and abandoned properties.  Once you get a list together try and make contact with the owners and see if they are interested in selling their property.  Also read the guides to wholesaling as suggested above.

I'm having pretty good success with driving for dollars and making contact with abandoned property owners. It seems like that is the untapped market in my area.

Welcome to BP. I would suggest that you look up the Cincy REIA (Real estate investors Association) and join or go to one of their meetings. That will allow you to network with RE investors and learn a lot about the best places to invest in the Cincy area. If you ever feel the need to look up north to Dayton be sure to look me up. Check with a lawyer before you raise the rent to the higher amount you just mention.  It may be illegal to do that.  What you can do is decide not to renew the lease by giving them a property notice(30 day or 60 day - Check with a lawyer as well).  That is a better way to proceed than to be viewed as being discriminatory to the tenant.  Sorry for your experience with this particular tenant.  It gets better than this.
