@Fazu M. You are definitely on the right place. I suggest you be very active on here, use the learning resources, and network. There are also meetups in Houston, so be sure to set keyword alerts to stay in the loop. I'm new to investing and for a little over a month I've been learning, networking, and forming a plan of action. I'd say I was on for about three weeks before adding a picture. I just had to get on a desktop to add one. (Don't use it much these days) @Brandon Turner really encourages you to add at least a picture. I totally understand why, as it really makes a difference when you have a face to familiarize yourself with. I'm sure you will meet a lot of people that share your interests!

@Tracey Armstrong there are some great wholesaling podcasts that touch on this. (12 and 22 I recall) You will definitely have to increase what your sending out as well as reach out more systematically to really get people's attention. You've gotten started and that's great, now it's time to really push them out in a higher volume. To find those podcasts I used the search bar and keyed in wholesaling. 👍🏼 I do not have my notes on hand, otherwise I'd share my findings.

@Timothy Rinehart A great listen is podcast 50 Getting Started and No Money Down House Flipping with Mike Simmons.  He brought some good things to make note of when using contractors. A few that I really took note on are: having up to 6 GCs come to view the property and email you quotes, release of lean contracts, and having every transaction signed off on with instructions for said money. That way everyone gets paid and you don't potentially loose your investment. I'malso looking for GCs to have in place when I start investing in flips.

I m curious to know your experience at the tax auctions, I'm currently looking into tax deeds. (My lead plans are in investing in a duplex and during my required year stay working on flips and wholesaling).

@Mark Parzych I like the aspect of house hacking and gaining experience in a rehab. The plan has always been to start with a duplex, but somewhere along the way after coming across "great" properties I thought to include it. The equity gained after that year will be very useful.

@Joe Fairless I'm looking all over utilizing Zillow, realtor, and Har.com. (Apps) I haven't really had any alerts come for an area I'm not comfortable in. If you are interested in more detail on the hotspots  @Fred Heller is a great contact.
