Simple answer

$100,000 ARV (average resale value)

x .70 (70%)

----------------------

$70,000

- $20,000 (cost of repairs)

----------------------

$50,000 (the offer) unless assigning contract

$5,000 (assignment fee is you are assigning contract)

-----------------------

$45,000 (the wholesale offer)
