Check out this post. It's exactly what you are looking for. Also use the realtor, zillow, and Redfin apps to set up alerts for the type of properties you are interested. Network on here, there are tons of agents. Look up Sharon Tzib, she is a great agent that I've come across on here. She may be a good fit for you.

@Greg Szymbor Congratulations! I hope to do something similar soon. You really dove in purchasing a fourplex. I'm a bit intimidated at the thought of bad tenants, but I think proper screening will put me at ease eventually. I have a few questions, to you and anyone who'd like to comment. What's a good interest rate range to be in for loans? Where you able to get the loan based off of projected cash flow estimates? What was the negotiating factor that lowered the purchase price, something the inspector found or the obviously at one place needing repairs? Thanks for sharing your story!

Very great topic and feedback! I will be purchasing a MF soon with the help of an agent and lender I came across on this great site. I haven't heard anyone reference the sub meters. Will you cover utilities?

Eveyone has made good points thus far. If you purchase this property, how do you plan on marketing this rental? Aligning the time frame with some up coming events and maybe even an offer for a stay every once in a while is just one of many tactics. Of course that's down the road after you've actually gotten the place, but it's definitely good to start forming a strategy for that as well. This is a new strategy for me, but the potential is very enticing. I'd love to hear more of what everyone has to say who has experience in this niche. How would you approach this and what makes a great vacation property?
