Good job @Alex T.! I've been wondering how to properly calculate all expenses to really gauge the NOI. Would you do this particular flip again at this profit margin?

@Dan H. Very good points, my previous purchases where at $200 cashflow. I guess I am just a bit anxious to get started this year, it is already February. I'll be posting about my first purchase for the new year, I know that I can find one with better numbers.

@Josh Quinn It took me about 5 months to finally make that jump. I went in already over budget, which was a mistake. The reason I made the move is because I had already been analyzing the area and had actually drove for dollars on that very street. I knew the property would sustain itself and cashflow very well. After that purchase, there was true snowball effect and I purchased two more in the coming months. I do not suggest going in over budget, but like @Remington Lyman said, it doesn’t have to be a home run or even a base it. You will learn a lot, and get started.
