Working on a 5 year plan sounds nice. I'd like to say depending on your expenses and the extra things you would like to do as far a vacations, gifts, etc you could retire before year 5. You can retire when all of your expenses are taken care of via your portfolio. Depending on what moves you make, that can be accomplished in a little while or a long time.

My goodness, please do not quit! Take this time to to start learning. Tune it out if you can by listening to podcasts at work. Use your lunch hour to make notes and keep saving. Having a job is a great cushion while beginning your investment career. Start job searching, you've had the same job for 11 years! Great work history, you can interview saying " I'm ready to take on a new challenge." How ever much history you need on a current job (new) to get loans, use that time period to keep learning and saving. You'll have a job that doesn't make you want to have a meltdow, work history, more in your savings, and more knowledge to really make it happen. THAT JOB IS YOUR MOTIVATION! Seek out staffing agencies. I wish you well, hang in there.

One month ago, before I started learning about real estate I definitely would have gone ahead to purchase my "baby", but it's not a smart move if I'm to really get things moving in my investing career.

 :(   but   :) Better to be serious and go for something that provides the type of value that I can retire from.

Also being in the area when the mailman runs is an extra way to get detail. He may know the history of the house as far as the family that was last there, the owner of the house if there is a landlord, etc.

Great feedback, I was wondering the same thing. My plan is to speak to everyone, but have sit downs with people in my strategy. I was not sure of what to even put on a business card that would leave a professional and serious impression. Definitely do not go and just sit! I plan on being vey social and start new relationships with like minded individuals. I guess even if they aren't in my particular niche we can still be of value to one another. It is just going to be great being surrounded by vets and newbies!

@Christopher Albritton What you've come up with so far is very impressive in detail. I am actually a bit intimidated to be a alandlord, but because I will be buying MFHs that is what I'm preparing for. Everyone provided great feedback. I have little experience as I'm new to this, but do take before pics before placement. You may have included that and I missed it, you were very thorough. At what point do you plan on hiring PMs? Some people use them sooner than others.

@Mike Simmons Your podcast was very enlightening! (Excuse the typo above👎) I listened to it at work and I had to stop and take notes! Oddly enough someone I know had thousands of dollars worth of tools stolen from the flip site. It was a total loss, but they were able to pickup and finish the job. I actually forgot to include that part on surveillance in my comment, great idea. (Side note, I noticed the Detroit fixation after listening to a few podcasts Lolz. The podcast was very fun and informative!)
