Everyone starts somewhere. You're in a very active investor area, so investors are plentiful to help. I'm not as active as I used to be up there as I'm moving to different areas, but as with most investors I know these days, deals are harder and harder to find. Lots more work than just popping open the MLS and making some choices like I was able to do in 2008/9/10.
Start looking for deals, post them here and you'll get flooded with money, if they're real deals.

Samantha, I have my license as well and there are many times I wish I didn't. So if you're looking to get your license because you want to use it for investing, research that and make sure the pluses outweigh the negatives. If you want to be an agent and do a little investing on the side, it won't hurt you at all and being an investor will make you a much better agent. There are way too many agents out there that don't know a thing about investing.

Hi Maria,

I was looking for the same so I joined Rebroker. Pretty good for what you get, but they won't let you do property management for hire. You'd have to find someone else.

I own 2 properties in good areas in LA and both cash flow, so it's possible to do, it just comes down to the right property. I just posted a deal the other day that came up fast and could have made someone some good money for a couple months of tying up their money. Just keep looking.
I also owned a property out of state and was so happy to sell it for a loss because of the pain in the butt it turned out to be. An 11 cap that was losing money.

Hi Joe, welcome and welcome to investing in the Central Coa$$$t!

There are places within an hour or two's drive, but not much closer at this time with how hot the market has been.

I suspect at some point we'll see cash flow again. Just not sure when that point will be.

Hey, you may have seen my post in the forums about my dad's house in Clovis.

Needs $400k cash to close before end of October. House is worth between $450-$475 as is, so there's potential to quick sell it or do a big fix and flip while the market is hot. 

Message me to talk more about the opportunity.

Do not disturb my parents by visiting the property unannounced. I will set up 1 day to have it open and let people walk it.

my parents bought a house through owner financing and have an option to purchase the house after many years. They don't have the credit to buy it and need someone to partner up with. 

Would need 400k in a month but the house is worth 450-500k. I haven't verified this on my own yet, just got the call. 

Could be a quick flip, very little work needed. I can't be involved because of the family stickiness and they would want to stay, but really shouldn't anymore so it's best for me to not be involved. 

House is in Clovis, 2-3 acres, nice neighborhood. 

Pm me and we can talk more and I'll share the address.

Hi Samuel,

Welcome to BP! I'm down in Santa Ynez, and also a licensed agent. 

Deals in the central coast area are a lot harder to find these days, there are some out there, but it's unlikely a real estate agent will be able to help you find those. Most of the deals will be found off market or they'll be on-market and get bid up in multiple offers the first weekend so they won't be a deal anymore. 

Going outside the "bigger" areas that you mentioned also have a better chance of finding something that will still cash flow.
