Hi Jon,
Just joined the REI Club of LA. I went to the public meeting and it was very much about either joining the club or the sales pitch from a selected vendor. There was a members only meeting that I wasn't able to attend, but apparently that's more investor info, networking, etc.

Looking forward to next month so I can see what it's about.

I'm in LA and looking for rehabs. I've found it pretty hard to comp anything because of all the fluctuation in price and demand.

The joys of ownership. I'm not able to help because I don't know NV laws. One thing I do in CA, which is part of the lease is a discount. The rent is 100 more than what I expect, so I offer to give them a 100 discount if rent is paid before the 1st, with standard late fees applying on the traditional times thereafter. They must remain in good standing to get the discount each month. While it won't solve deadbeat tenant problems, it sure helps the ones like you have straighten out. In the 2 years of renting my house in CA, I've only tenants miss the discount once.

Are you collecting late fees and all the associated charges for their late payments? You can of course offer to buy them out of the lease of course. But that might be better than having bad tenants.
