Hey Randy,

Keep in mind the realtor is going to want to get commission from the sale, so make sure you work that out with the current owner. If they were thinking you're going to buy it, maybe that means they weren't expecting any fees and closing costs. If you get stuck paying that, you might be looking at a loser deal.

Unfortunately, the only inspector I know is in Santa Ynez so won't do the drive. I'm sure there are plenty of people on here that can offer up some referrals.

That's great. In my area of Santa Barbara county, they've been changing the ordinances in some towns and cities to ban them. Some allow them but in only certain neighborhoods. So it could change. Best of luck to you!

Hi Nikki,

Welcome to BP! One word of warning, which I'm starting to see quite a lot is that the short term rentals are coming under fire and some cities/counties are banning them all together unless it's a commercial zone or something like that. Just be cautious when running your income numbers on a short term, it's better to calculate out based on a long term tenant so if they do change the rules, you're still cash flowing.

You'll need to shop around and compare Home Depot and others. In my area, I actually found better deals by 10% on some things at the local place over HD. I end up buying a ton of stuff online too. Use google shopping and many times you can find great deals including shipping. I purchased all appliances from Appliance Connection and their prices were better than anything else I found and shipping was free. If you're looking for flooring, a lot of times a local place might be able to give you a great deal, either a close out or remnants or just a discount. Ask and you never know what they'll give you.

Hi Jordan,
Unfortunately, because of the expense to do a proper test of buying both the "removed duplicates" list and the one without, I can't tell you 100% that it truly only removes duplicates. I've always been told to check the "remove duplicates" box by other investors way more savvy than I am with List Source and direct marketing, so that's what I do.

Hi John, welcome to BP! The SB market's incredibly hot these days so getting into a property is tough, but possible. You just have to search and scour more! Don't be dissuaded by your bank account, that's a huge accomplishment for someone your age. I sure didn't have that much money in the bank when I was your age. The best thing to do is to partner up with someone that has money and you can earn your share by finding the deal and doing the leg work. There are tons of people in SB with way more money than time, and they're looking for a place to put that money to work for them. Just start talking to people, tell them what you do, and you'll make connections and you'll get there. It just takes time, so be patient and work hard.
