You can accept a partial payment, but if you do, you should send a Reservation of Rights, which basically says the date and the amount of the payment, but still allows you to move forward with an eviction if not paid in full. I would have a conversation with them cordially and issue the 30-day notice to vacate. In my experience, most times they will leave. But if they don't pay in the meantime, I would certainly start the eviction process. I think our attorney only charges $300. Feel free to reach out with any questions.

I agree that this does happen and it's not typically the property manager's fault. It's always unfortunate though. Reach out if you need anything.

I don't see an issue with this, but please screen them first. If you see red flags on the credit or other areas, I would not accept. Feel free to reach out with any questions!

I think it's fine to do this, but, always screen first. If they don't qualify in other areas, I would not accept them. Feel free to reach out with any questions!

I hate that someone had this experience. That is not our aim. I have over 100 property owners in Kansas City who are very happy with Evernest.

Quote from @Dustin Street:

@Amanda Lizana is my contact for Evernest in KC. Personally, I haven't had a customer use them yet, however, they are all very nice and easy to talk to!

Thank you! Call me anytime in Kansas City! We have wonderful reviews and work really hard for our investors.

Quote from @George Red:

@Dustin Street do the people from the list you referenced do just larger jobs or do you have good contacts for just general "handyman" providers as well... definitely in the market for good handyman referrals if you have them.

I use Bret Ballard and Clay’s Custom homes for rehabs on my rentals that I manage and they are very fair and good. Let me know if you need any phone numbers.

I just helped an investor find a 4 plex in North Kansas City which is a great rental area. Rentals tend to go super fast there. Happy to help!
