Really any areas north of the river. Claycomo, Gladstone, North KC, Kansas City, MO all have areas great for rentals.

Very true. There are many zip codes north of the river. An agent can help you locate those areas.

The one on Hardesty has been nicely redone but the area is not the best. Neither is East Meyer. Maybe look in North Kansas City, MO or in Independence, MO or Raytown, MO.

I do agree that you may tend to get a more transient tenant at that price, but you could also offer them to Section 8 tenants if needed, and would be guaranteed the money. Just a thought.

I have done this many times. You can give them a 60-day notice of rent increase, and they can accept it and get on a new lease with the new Property Management company, or opt to vacate, in which you will get the higher rent. Best case scenario, they stay with the increase. They probably know they are paying under market and are just waiting on someone to notice. Message me if you have any questions or need advice. North Kansas City is a good place to invest. Pricing is affordable and rentals go SUPER fast in that area. Message me if you have any questions!

I find that most people will be fine with you setting a date and time. It is an exception, if you have a tenant that has special requests. I have found it to be good customer service.
