Can you please say what cap rate you are looking for? I'm an agent and investor in a couple different vacation areas in WA. Some areas have better cap rates but others have better appreciation.

There is shift or migration going on in WA. People are moving east and LTR investors are moving to STR investors. As @Nik Moushon mentioned, this is only going to create more demand for LTR and most likely price hikes.

Post: Covid and renters not paying?

Its all about your goals, understand what you want out of real estate investing and find a few ways to achieve that. Markets and laws will always be changing and that's why it best to have plan A and Plan B. As said before, screening tenants is one of the best ways to avoid problems with LTR. 

Just hypothetical, but if you did buy a property prior to covid and your tenants didn't pay rent for 18 months could you afford that?  would the property have appreciated 20% like the rest of the state? where would that put you now? its always hard to say that the market is going to do. You just need to find your goals and make a plan!

Hi Pat, 

Welcome to bigger pockets! Real Estate investing is a big world and there is so much you can do with it. Set goal for what you want and know your comfort levels. In the begging of my investing career I though I wanted to go out of state because of the cheaper enter point. So,  I traveled around and looked into areas in the south and mid west to find a lot of competition. In the end I changed my strategy to buy less doors in Washington, his meant less properties to manage and more return on appreciation. This year Washington's population grew over 14% and I believe this will continue for many years as tech keeps moving in. There are still a few markets in WA you can get houses for decent prices. If you ever want to chat more about investing in WA give me a shout!

Hi @Anna Bee,

Im a real estate agent in WA, I can say that there really isn't much for foreclosures in the state right now, and the ones I see are still at market price or event worse over priced. The banks seem to want top dollar for what they have. I spent several years chasing foreclosures and tax auction and ended up looing time. I had to change my investing strategy to buy property's that fit my needs.  I'm wonder what your strategy is and if there is a way I can help you. I invest in a couple different areas in Washington.
