Hi @Michael Dinwiddie

The others have summed up the areas you are looking well. I would say that like Long Beach, Ocean shores has very few areas that are zoned for STR. I have a couple STR and one is out by Pacific beach (not in Seabrook) it does well. My advice is to not only look at the statics, but also think about what will separate your property from the rest in the area you choose. That is the key to bookings as well as nightly price. Did you know Kittitas county is growing faster then Washington state? 

Kittitas County's population in 2021 was 45,499. The population grew 2.6 percent from April 1, 2020 through July 1, 2021, faster than the state's 0.4 percent growth rate during this timeframe.

The home price per square foot is increasing faster as well.  Washington state price per SQFT has increased 15.8% over the last 3 years while Kittitas county has increased 20.2%. Making it a great place to invest.

 I like the furnish home rental  we did that in Vegas and get DOUBLE standard rents with top shelf renters  its a genius model really.

The rental market in Wenatchee is strong with not enough place for people to rent. I get a lot of phone calls from people looking for rentals which includes professionals needing furnished home for long term jobs.

The great migration powered by remote working is fueling the growth of Wenatchee and the surrounding areas. The average home sale price is up 30% over the last 18  months with little sings of slowing. The city is ranked one of the safes in Washington state and is incredible family friendly with happening events, river front parks, and 300 days of sunshine. Building is going up every ware. Chelan county hydro program provides the area with has some of the lowest electricity cost in the nation and pumps a ton of money into community improvements. Wenatchee is also located in the heart of recreation, world class rafting, hiking, boating, climbing and 2 ski areas makes this area highly desirable to the PNW natives. Did you know that Malaga, WA is a hot new area being developed east of Wenatchee. Microsoft announced earlier this year that they have purchased land to develop in the area. Now appreciation in Malaga is rising faster then the surrounding areas!

Hey @Anthony Spencer, first make sure the property can be a STR by the county and the city of carnation. I find airDNA to be helpful in analyzing STR. I would also take a look at Airbnb and Vrbo to see how many other units are in the area and what they're getting. If everything checks out with zoning, an Airbnb might do well because there isn't a lot of other short term housing or hotels in the area. The nice thing about STR is you can try it out for a few months and see how it goes. If you ever need help searching for more properties, I would love to help.

@Ben Hooper - I think 15% is tough to get in WA. Investing in this state is more of an appreciation game. With STR you can get better ROI the LTR, but a lot of the popular vacation areas have strict STR rules witch in turn is making the STR properties worth more. The buy in is really starting to crawl up. There are some deals out there, you just need to get creative. I have not seen 15% in WA.

@Kim McGinnis - Suncadia is a great place to invest! I highly recommend anything in the Kittitas county area, the area price inflation has surpassed the rest of WA and it doesn't look like its not going to stop. You're from North Bend, you probably know what I'm talking about. Cleaners are hard to find, I have a couple but their availability is very limited. I'm investing in grays harbor county and Okanogan county. Both are long term play with cheap buy in. If you are in the area I would love to meet up with you!

I don't think there is a big foreclosure threat. There are millions less of mortgagees close to foreclosure then there was in 2008. What I think we will will see is a big sell off by investors that haven't collected rent in almost 2 years and don't want to spend the time going through evictions. Sell or 1031 exchange will probably be the fastest way to get behind renters out.
