Foreclosure properties WA or FL

We paid off our home last year and we are looking into our first investment property (foreclosure) in WA or FL. I been looking for a while now but every time when I go on Auction.com or Foreclosure.com most of them are already sold. Any tips or advices on how to look for the same in this market?
