Guy Gimenez Im new to BP and I'd like for you to take a look at this distressed 8 unit in Texas but not sure how to get ahold of you or add someone as a colleague
Find out how much money you can finance THEN look for properties. As for me, I can spend hours looking at unreasonable properties...and get that feeling of accomplishing Nothing.

Good call on an entities...why not a Family trust? Or would it be the same?... Either way it would be ideal for tax purposes because once property is sold, the income should go into the "entities" bank account and you or your folks and withdraw the money or "take distributions" from that account and of course the money taken out would then be taxed. If it's part of your parents retirement, I'd recommend to spread out the distributions over the years for maximum tax savings. I personally have not done this but this is my understanding once properties are sold and even rented.

Joe Fairless thank you sir, i look forward to the day I have income readily available and finding deals. I have not considered Joint ventures but maybe for an actual commercial building or multi Fam.. you mention "path of least resistance".. then I think "if it were easy, everyone would do it".
Percy N. arc As of now it's an empty piece of land and they're asking $100,000. And as for a restaurant down the road, they're asking 1M for that to give you a sense of the area which i understand is overpriced. As far as financing, like I said I'm new,.. but I'm thinking private lending or crowdfunding. Who would you recommend? Would they also guide me on how to write out a reasonable and attractive deal?
