I've come across this opportunity to buy a piece of land at a major intersection in Texas and I'd like to place an advertisement LED double sided billboard there. It used to be a used car lot... This will be my first deal and it seems promising. I'm seeking on how to obtain Accredited Investors and Mentors for this kind of deal. Thank you all! I'm very excited about this!
Joshua Dorkin John Thedford Just purchased my first property about a month ago in hopes of making it a future rental. Cash flowing the remodel as of now and building a list of Trusted and Licensed Contractors/Maintenance guys and nothing has really sunk in until I took the giant leap. John Thesford has a good list but I'd also include "No Emotion" and have "Location" as #1. It may just be a Single Family home but after hearing Podcast and doing my First home purchase it's changed my whole view and I'm currently on the prowl looking for my 2nd deal. It's been fueling my New passion of real estate and once I have that "passive income" rolling in whether it be from Rentals or Commercial I'm feeling determined and unstoppable.

Michael Lee , thank you for your advice. I saw the 18unit apartment and my mouth dropped. This is very exciting to me and want to pursue a long term strategy of cash flow / future retirement. But it seems the hardest part of all would be the financing of these kinds of deal. My credit is excellent, any advice on financing this kind of deal with investors or would I have to use a major bank to build and start my portfolio. Thanks again!! Mark Nolan I've heard good things about this book, does there happen to be an audio format?

29, Born in San Angelo Tx and currently live in Odessa Tx ( Permian Basin ) and own 3 semi trucks. I have this new drive for real-estate and want to go all in especially after listening to the BP podcast and Robert Kiyosaki, with foundations of Dave Ramsey. 

Currently interested in multi family and learning how to leverage other people's money and invest for the long term. All this knowledge, but where do y'all recommend I start?

Thank you for your service. Remember to leave emotion out of it and think "Future Rental". Consider what's important to you in buying a house like remodeled kitchen and bathrooms or just keep it "move in ready". As for my experience, having a 800 credit score really helped me in being approved by a 2nd Mortgage. So I'd recommend using your VA (30years) to find a house that you can live comfortably and using your 20% downpayment for the future rental with more then likely a different bank. (Another 30year) USAA was my VA loan And Wells Fargo approved my 2nd Keep it 30years so that your not burdened with the monthly payments. And if you play your cards right, your rental could possibly pay both mortgages!..or already most of it. This is what I'm set to do.

my understanding is LLC's are linked to your name so avoiding taxes is impossible. (Unless you have writeoffs to offset income)

..id sell the rental/flip in whatever entity the house is in currently to keep it simple.
