Found my first commercial deal. I need Advice and Investors

I've come across this opportunity to buy a piece of land at a major intersection in Texas and I'd like to place an advertisement LED double sided billboard there. It used to be a used car lot... This will be my first deal and it seems promising. I'm seeking on how to obtain Accredited Investors and Mentors for this kind of deal. Thank you all! I'm very excited about this!

@Alonzo Ramirez congrats on finding a deal! Based on the info shared, I would try to Joint Venture with an experienced investor in your market (or the market where the property is) instead of doing a syndication. That way you can partner with someone who has money and experience. Your % of the deal will be lowered significantly but that seems to be the path of least resistance.
