I definitely second the "lower end product of a quality brand". I've had good luck with that so far as far as appliances. As far as flooring, definitely the LVP, like Lifeproof. Easy to install and inexpensive.

Hi @Jason Hill! You absolutely can make it in Nashville as a new investor! I would definitely suggest doing it in your own backyard first. There are a lot of surrounding towns that you can get a lot of bang for your buck. Clarksville, Columbia, Murfreesboro, etc. You might have to get creative, but the properties and cash flow are out there!

Hey Wayne! I bought a duplex 30 minutes outside of Nashville in Cheatham county last September and am living in one side, it needed some work and had been sitting on the MLS for a little while, so the FHA loan did the trick. It's not cash flowing at the moment since I'm living in one side, but the tenants cover about 85% of the mortgage while I rehab my unit. So it is possible just have to adjust expectations a little or shift strategy. Good luck!!

That’s a great start. Another strategy is finding a nearby similar place for rent and acquiring about the rent. For the duplex I have now I was able to find a past rental ad for a similar one down the street and used that as a ballpark to go off of. Good luck!

I've had an awesome experience with RentRedi so far! Very user friendly for landlord and tenant. Best part is the awesome customer service that will help you with anything and get back with you in minutes if you have a problem! And many other features like the maintenance coordination and exporting data into your spreadsheets, etc.

Hi William! I just bought my first multi family house hack a couple months ago in Nashville. I would definitely start out finding a good agent that is investment minded that can help you run the numbers and help figure out if a property would work numbers-wise. Another thing is a bomb lender that will show you all the options and really work on your behalf. (Can find those on here!) Those two will be invaluable! As far as affordable homes, the MLS might be the best place to start for your first property. Additionally, I was able to use the FHA loan for 3.5% down so I was able to leverage a lot and make it much more affordable as far as cash on the front end. Good luck on your search!
