The lease states “ Tenant shall not allow any other person, other than Tenant’s immediate family or transient relatives and friends who are guests of Tenant, to use or occupy the Premises without first obtaining Landlord’s written consent to such use.” 

It doesn’t really state how many days- it’s pretty vague. Thank you for the response!

 True. We’ve asked once before and she said that it was just friends and they weren’t staying long- but we’ve seen way more of these people and almost none of the actual person on the lease.

 The keys were given to the lady who signed the lease but the door has a code as well. 

The lease does not allow subletting and states it would terminate the lease

So my boyfriend has a duplex and had a lease signed a couple months ago. 

We’ve noticed the person that signed the lease does not seem to be the one living there- it seems to be other people. 

This person is paying rent early so far, but obviously don’t want to keep this going. We don’t know how to proceed without eviction, so any alternatives or thoughts are welcome. Thanks!

I haven’t seen Rome, GA pop up on here a lot but have looked at some properties there and at first glance seems like a no brainer. I’m very familiar with the Rome area, but I own a multifamily property near Nashville currently. Does anyone have investing experience/successes/advice on what is doing well there? Would also love to connect with some agents and lenders  in that area. Thank you!

That's an awesome strategy! My favorite books have been any of the Bigger Pockets Rental Property books. They do an incredible of job of laying it out and analyzing properties with you. Also of course if you are a Pro member on Bigger Pockets they have so many calculators you can use that will help. That being said the book on Rental Property Investing by Brandon Turner is a great one to help explain it all. As far as the loans, I would find a solid local lender (can probably find them on here!) and they would be able find the best fit for your situation! Good luck with it all!

It typically remains for the life of the loan on FHA-- I believe you'd need to refinance to remove it.
