Good Morning! My name is Allen and I am a Realtor and an Investor here in Jacksonville. The growth outlook for all Jacksonville is quite favorable based on a lot of factors but the ones I like the most include: recession resistant jobs (healthcare/Navy/finance/financial tech/transportation/insurance), just to name a few of the bigger industries here. And in addition there is so much land left to develop and expand (not all FL can say that, Jacksonville will continue to grow), and if you look at the prices compared to the bigger cities in FL/other cities around the country the BRRR model has a much better chance of working and cash flowing. I support mainly investors because that is where my passion is and have a network/team of people who can assist to make out of state investing a very easy process. I hope this helps!

I would absolutely recommend a connection I have at Traditions Realty LLC. His name is Dean and he is great with people, analyzing what you should get for your rental, and limiting your expenses due to great background check/having low cost handymen/contractors to get the job done right but still save you money. Good Afternoon I saw this post and thought I would share my experience even though I am a couple months late to the party. I am a Realtor and Investor here in Jacksonville and support mainly other investors across the nation and locally. I have properties myself in these areas and have investors who purchased in these zip codes as well. I know these areas quite well just from some of the people I have run into who owns here. I also have the benefit of having a next door neighbor who is a police officer specializing in gang management in these areas of town. So I get some additonal insider information. They give me the pros and cons compared to other areas from an investment standpoint. But each you mentioned all have good pockets. Literally in JAX sometimes it goes street by street from amazing to not so great. But my investors and myself have had a lot of success. So the main answer is it goes street by street or neighborhood by neighborhood. Also, you want to cross reference that with rents in the area and see what the local market can bare to makes sure your ARV makes sense or if you are flipping will not out price your target market who would want to buy that property. Good Morning Arthur and good for you and your wife to getting started in real estate. I just helped one of my customers purchase a duplex for 175K, put in overall 10K of work for both sides, and renting 1900/mo combined rent. I’m in Jacksonville FL where prices are reasonable. We also have a strong rental market, landlord friendly state, and governor who has kept us open through the pandemic except a handful of weeks which has been a huge plus for people to stay working helping the overall economy and investors.

The people are always in a spot to strip the government based on numbers and power. The issue is people are not waking up and freedom is slowly being taken away. The media is also poison and not giving people full stories much of the time and making people feel shorted and promoting the victim mindset. Eventually there will be a breaking point and things will split and people will have no choice but to fight back for their rights. History always repeats itself as well

This is exactly what we are seeing. I am a Realtor in Jacksonville and have had the privilege of getting a couple mentors who have been doing REO listings for decades. Much of what you see is the resumption of process of homes that stopped foreclosure because of COVID. Foreclosures always happen in every market to some degree but with low interest rates, high equity for most people, and shortage of housing it probably won't be happening to the degree many think

I think it is a natural thing to consider because you hear all the time NO DEBT!! But the truth is in this business having a prudent amount of debt on each property as long as you have the reserves to cover for vacancy and maintenance makes the most sense on paper. The main reason is the benefits you get from interest/deductions. And every business outside of real estate usually carries debt. The way I see it is every property is a small business. @Jessica Stevenson I gotcha there, they can still treat those though and take care of them but that makes sense to me. Once you kill them put that termite bond on and you shouldn’t have any issues moving forward. Absolutely negotiate this one for sure!

I am a Realtor and investor here in Jacksonville and I would say concrete block homes are very sturdy and a great buy given age of home compared to the wood frames/stucco that are more prone to termites. I would get a GC out there and ask if it has created major damage or if it is all fixable. I had a home with similar issue where we just tented the home (2000 was my price), replaced subfloor that was damaged, slapped a termite bond on it and we are good to go. So many of those older homes are going to have termite issues but gives you great negotiation power. I would get a quote for tent to kill termites and GC quote on repair/make sure no foundation issues. Present that quote to seller or explain the situation and move the price down. And I have seen as many as 4 types of plumbing in one house before, a lot of people are lazy and I would address it, but if you bought it AS-IS most people combat and say hey it is a part of the territory but usually people do not take termites into consideration so that’s why I would lead that direction. I would focus mainly on the termite/repairs because the plumbing shouldn’t be as hard to fix up. Hope this helps
