I would recommend going to local networking events/webinars. I would also encourage to see what the people and potential mentors need and NOT lead with your needs. They are already successful so if there is value you can bring them first then you have the right to ask permission for their mentorship. Hope this gives a different perspective and helps!

Good Morning Chris,

For me very simple. Money wasn’t it for me, it is all about freedom and ability to dictate my schedule. I have a passion for doing mission work oversees as well so having a more flexible life was important. I was in a very high stress position in corporate America and also saw people get fired for things that were not their fault. So the other part was more security because working for someone else people may think they are secure but the truth is you could be let go at any time. So those were my reasons for taking the leap of faith.

That is awesome that you are thinking ahead Kade! I would say educating yourself as much as possible. Reading what you can get your hands on. Rich dad Poor dad, Real Estate books geared towards the strategies you are looking to pursue, and also books focused on mindset is very underrated but can be the most powerful. Your mind is such a powerful weapon or can hold you back. You can find great books on Bigger Pockets as well of course. And going to different real estate meetups/webinars to start getting your name out there. Sometimes it is all about who you network with that makes the difference, not the amount of money you have or what you know. So getting exposure even if it is once a month will be more than worth the investment of a couple hours of your time. And when you start to have more time find a mentor through those events or in the local community and see how you can serve them. Go out and find deals for seasoned investors and you will make some money but most important learn from a pro. That would be my advice to start off. I hope this helps and best of luck!

As a Realtor time is my most important asset. I have a few big investors who I support and we have a great relationship. But it’s all about what they want and they give me exact criteria simply because I have asked and built that trust. So when I bring them something they will buy right on the spot. Most are off market not on market deals which is more advantageous to them. My advice is be up front with the agent because nobody is going to want to work with tire kickers just because there are so many other investors in this market who will buy and nobody wants to waste their time.

I completely agree with the responses. I am sorry you had a bad experience there. I am a part of that group as well. It looked to be a decent place for deals at first, but once I actually put numbers to what the reality truly is there are not many deals from those wholesalers. I do not waste my time anymore when new posts happen. But some of the information on there has been helpful so it is not all bad! I think we need a JAX investor meetup that is just made up of investors only. Just a thought if anyone is interested!

I am sorry you feel that way and know as a man I cannot fully relate. But I agree with a lot of people who posted on this question. I would encourage you to stick with it if it is your passion and do not let these frustrating people derail it. I also have found from my experience that surronding yourself with a great team of people can ease the burden and back you up when you are feeling overwhelmed. I have two types of partners for each role in my business and it makes things very efficient and if one is busy I simply ask the second person to complete the same task. Also, it gives you a greater opportunity to scale and grow your business if that is a goal you have. I hope this helps and wish you the best of luck!
