Elijah Kerns I have learnt that the advice and guidance you get differs from agent to agent. Your house hacking idea sounds good and if it works for you then I suggest you find an agent who is willing to work with you to find a property suitable for what you want. You know your goals...and a real estate agent may not have those same goals aligned with his or hers. Everyone has their own agenda. Stick to your guns. Find an agent willing to work for you as well as with you. They are out there (I think).

I am also new and looking to dive into the wholesale strategy.  Don't be afraid to try things out on a small scale.  Although education is great (and I agree 100% necessary), there is nothing like getting out and trying something out for yourself.  Tons of info here on Bigger Pockets and so many people willing to offer help.  So ask questions and take action!  Best of luck!

Hi All, I would like to get some feedback and see what others think about my yellow letter.  Now this will be a letter I send out to some targeted leads using Mail Merge.  I would very much appreciate any feedback and please let me know what you think...

Dear <NAME>,

My name is Allen, and I am a local real estate investor looking to purchase homes in the <CITY> and surrounding areas.

My team and I specialize in alleviating many of the issues that home owners face when it comes time to selling their properties. Typically, when it comes time to selling a home, there are 2 options that the majority of home owners will use:

1.  List their home with a real estate agent, or

2.  Sell the home themselves privately

@Shawn Crawley what leads did you target?  Vacant homes?  Divorce?  Pre-foreclosure?  Others?

Can you share approximately how many leads you mailed out to in order to get these 2 properties to look at?  How many weeks or months after initial contact did you start to get responses?

Gustavo Martinez , first get those negative thoughts about "looking weird" out of your head. If anything, those limiting beliefs will hold you back. But I agree, going to meet ups and REI clubs will help for sure....but getting the word out to anybody and everybody is important too. Who cares what they say and what they think. As long as YOU know you are working towards your future...its all good.

Hey @Sean Crean, I think you have a good plan.  If you have the means, triplex might provide the best bang for your buck.  The difference between getting into a duplex vs. a triplex is not that much (typically) and you are getting an extra door.
