Marketing Yellow Letter - Feedback
Hi All, I would like to get some feedback and see what others think about my yellow letter. Now this will be a letter I send out to some targeted leads using Mail Merge. I would very much appreciate any feedback and please let me know what you think...
Dear <NAME>,
My name is Allen, and I am a local real estate investor looking to purchase homes in the <CITY> and surrounding areas.
My team and I specialize in alleviating many of the issues that home owners face when it comes time to selling their properties. Typically, when it comes time to selling a home, there are 2 options that the majority of home owners will use:
1. List their home with a real estate agent, or
2. Sell the home themselves privately
Now there are some pros and cons with both options. But the reason I am sending you this letter is to present, and let you know that there is a 3rd option available. My team and I identify homes that we purchase in “As-Is” condition and with all Cash Offers. This means for you:
- NO repairs required
- NO paying of high commissions for agent fees
- NO long list of expensive closing costs
- NO having to prepare and show your home to potential buyers, and
- NO waiting and wondering how long it will take until the “right” buyer comes along
This 3rd option can save you both money and time. In addition, because we are able to make cash offers, there are no conditions for financing that can potentially handcuff a deal, and we are able to close very quickly, typically within 14-21 days or less.
If you do wish to discuss further, I can be reached at <PHONE-NUMBER> or by email at <EMAIL>. My team and I will do our best to make you a fair offer and get cash from the property sale into your hands as quickly as possible.

Hi @Allen Seto, I'm new to REI, but have a background in marketing so I figured I'd share my 2 cents.
This is a very informative letter and handles all of the issues that may come up in the leads thought process. For me, it feels a bit more like a follow-up letter in a series, not a cold introduction letter.
I'd wait to hear what some more experienced investors say, but would it be easier to start simple with a quick intro into why your mailing them and how they can contact you, then after a few weeks (once your leads die down) you follow-up to the same list (minus warm leads & opt-outs) with this letter?
I'd love to hear what everyone else has to say.
