@Jeff Greenberg are you seriously stating that the months searching spent searching for an apt complex automatically make that investment classified as active? I'm sorry, but when compared to the amount of time holding it (with good property management in place) the time spent doing due diligence prior to offer submission and closing is miniscule. Especially when compared to the effort put into each wholesale and/or flip deal.

Welcome! Firstkey, Lendinghome and B2R are really investor friendly. Since you have experience, it shouldn't be too difficult for you to get one of them to finance a good deal for you.

FHA requirements are typically much more stringent. You can probably google them. But I definitely almost lost a deal over missing outlet and light switch covers. $1.99 a piece. Ridiculous.

That's a tough goal. It's hard to change a neighborhood with one house. Even if you had a ton of capital, you can't control what comes on the market. But welcome, and good luck!

Do you have any handy man skills or construction expertise? If so you could partner with someone with capital and start that way. Otherwise, without experience even hard money lenders won't want to lend to you...
