Welcome! I always recommend buying distressed properties and rehabbing them to add value prior to renting them out. It has worked well for me!

And the appreciation is virtually irrelevant if you end up with a net loss in cash flow. With that type of money you could get into multiple GOOD deals. Just sayin'...

Nope. Definitely not enough wiggle room. No one can ever account for ALL EXPENSES. We all just hope for the best. The better the deal, the more likely you are to turn a profit annually regardless of the issues that pop up. Speaking from personal experience, it's impossible to plan for things like the day when your homeowner's insurance company tells you that you must have an arborist remove a tree from your yard...

Sellers factor that expense into their calculations prior to listing. It's standard. Unless it's an off market deal (and even if it is, honestly), you should definitely have an agent represent you.

Emphatic NAY! When there are vacancies, evictions, and major expenses (Roof, HVAC, etc.), you will lose money. Don't do it.

I haven't heard of any but I am sure there are lenders out here that can accommodate her. Lending has loosened up and she actually has a stable job with a W2... If it continues to prove to be an issue let me know and I can perhaps connect her with someone who can assist.

A lot of that depends on what you are starting off with. If you have 500K to buy a 2 million dollar apartment complex, you'll do very well even though you are passive. But in general, if you are like most of us, scratching and clawing your way through each deal in the effort to achieve Financial Freedom, the profit is bigger for active investors.
