I have a great deal in the pipeline that I'm in need of private/hard money to fund. I'm looking for 90% -100% financing of property purchase price +repairs. My end goal is to hold this property as long term rental - therefore I would look to refinance in 6-12months. Garrison Householder thanks so much for the referrals, I've already made some great connections. My time is limited this trip and mostly I'm 45 mins outside the city but I will spend tomorrow checking out neighborhoods. Kathy Henley totally get your thoughts on appreciation- I'm not banking on it but I'd like to consider the potential when selecting the right neighborhood/ opportunity.

I will be in St Louis for a few days this coming weekend and would like to check out some areas and look at a few multi-unit properties. I'm looking to invest out of state with goal being strong monthly cash flow in stable neighborhoods with potential for appreciation longterm (5-10 years).
