If two LLCs are in a joint ventures can both companies go on the purchase agreement for MF or does one company have to go on the purchase agreement and a separate contract between the two LLC.

@Ryan Began ,  Awesome!   Any of those deals commercial property ( Specifically MF Units ) ?    It would be great to hear the experience from more commercial Investors or RE industry people.

@Brian Burke  Your both are absolutely correct.  I submitted my 5 yr projections.  My business Partner has more experience so he helped me clean it up for better returns each year.  We always want it to be a Win- WIn scenario. It was fun, I want to do a few of these daily :-)

If one has a private lender and they are asking for  a 10 year plan of the financials, who provides this information?   Buyers Broker or Investor?

We are looking for equity partners for various MF properties in Georgia


Upcoming Investment deal: Looking to raise a total of 350k. Investment loan will be for 12 months with an ROI of 5% and an option to extend the loan for 12 months for a fee of 1% of the loan amount. The Loan would disburse monthly payments of interest only and full payment of the principal at maturity.

We are looking to secure a equity partner that can put in 200k for a million dollar multi unit that we have secured near the new Mercedes Benz stadium in Atlanta GA. 

The funds would be used as a loan for twenty-four (24) months, with a five percent (5%) prepayment penalty before month six (6), and an option to extend the funded amount for twelve (12) months for a fee of one percent (1%) of the Loan amount. 

The funds will be paid back by monthly payments of interest only and full payment of the principal at the time of sale or refinance.

As owners of Multi-Units, we are paying PM Co. a % of our gross income correct? Would PM Co. also receive a commission for bringing in tenets or anything else?
