Good Afternoon BP Family, 

I'm looking to obtain property(s) before the end of the year.  Besides checking out each unit or property to further access any and all expenses and talking to tenants to see if they have any issue recurring issues, Is it possible to conduct an initial financial analysis of the portfolio below with the information I have below? 

Portfolio includes 3 Single Family Homes, 7 Duplexes and 1 Fourplex

Units: 21

Ask price: $1,890,000

Price per unit: 90,000

Caprate - 7.80%

NOI $147,542

 Potential Total Gross Income: $196,500

@Alex Bejenaru  great idea.   I'm look working on my marketing plan and I'm thinking about adding this to my list. 

  @Jonathan C.  Do you mind sharing the template with me as well.  I think it would be a great start for me.   I am going to focus on a particular county that is not in my immediate area.  Any Ideas on how i target particular realtors in that area?

I agree wit @Juliana Limones. These are all excellent tips.  I have most on my list, too.  However, I am only going to focus on two in the beginning. Since building relationships is essential, Ive listed a few other people that would be helpful to know.  

In the areas of:

1. Accountants and CPA Firms - Clients w/ financial problems

2. Attorneys

3. Title Companies

4. Carpet Cleaners - May prep houses for sale

5. Appraisers - Should know what is for sale

6. Credit Repair agencies or Counselor

How do I find Neighborhood Jurisdictions? If I want to get familiar with the neighborhood, what is a good place to start looking to find out where the particular neighborhood starts and ends?

Also, how will i find all the latest businesses,projects starting or coming to the area?
