Hello Knowe, Just have a few contractors come by and give you estimates on the rehab price. This will give you a godo idea and then you can run some numbers to see if it still makes sense

The best answer is whichever option makes you most comfortable.  Some people (myself included) prefer to buy a property cash and have a nice cash flow from day one. Others may use the 250k for down payments on multiple properties and not mind having all that debt, 

Just make sure if you choose to buy with leverage (borrowing) that you still have cash flow after all expenses (including the mortgage) .

Yes I am past the 4 years. The big lender said i could do FHA but at that time I was purchasing a condo and the condo they do not do fha. I ended up buying it cash.

I am now interested in a duplex by my area and it would be to rent both units. Strictly investment.

You may have to check with the association as well.

My previous deals have been all cash but now I would like to finance my next deal.

I have a short sale that closed early 2012. My credit score is great. I have no debt, but because of the short sale will I be able to finance ? What what are my options ?
