Miami Rental Investment Question

Hi all! I'm a first-time investor looking to buy rental properties in Miami within the next couple of years. By then I will have roughly about 250K to invest. My question is this: is it better to completely buy a few cheaper properties to try and rent, buy a more expensive property and live in it until it's paid off and then rent it out or buy as many properties as you can using the 250 as a down payment for each and carry those mortgages while trying to rent them out?

I know it's a very general question and there are probably a million different factors involved, but I was just curious if there is an obvious answer/preference.

Thanks in advance!

John, I am an investor in Miami for buy and hold and mainly work with condos.

I currently own 3 condo units that offer roughly 9-10% ROI . If you want to work together please feel free to reach out to me. '

Thanks
