Manuel , your paying close to what the 1% rule some investors use. If it rents for 1700 and your paying 167k its not bad for Miami. Not as easy as it was before to find in Miami 1% - 2% rule situations.  Now you cant go by that 100% since it does not garantee it means its a great deal but its a good start. I do no even begin to consider a property unless it fall in the 1%-2% rule.

His soon to be ex-Wife is a drug addict and alcoholic. the property is now with a realtor to be sold and she will change showing dates or say she is not available etc. making it very difficult . Meanwhile the property now has liens from hoa and the bank is threatening to foreclose because she has not paid either one.

Sid, Miami Beach returns are not that great. Prices are high. I am sure there are some exceptions, but difficult to find.

Not familiar with that area, but the price seems good if its a decent neighborhood. Great job

Hello Everett,

What you hear is correct. Very difficult to find good deals. Miami is overpriced and therefore the cash flows and cap rates tend to be lower than a couple of years ago. With that said, There are still some deals to be found, but you have to really look hard to find these deals.

Great job David. Seems you got a good price. Giovanny Alfonso's question is interesting. At that price, what area is that in ?
