Jeremy Rosell no Im not from Hialeah. I am in the SW area ( Westchester Kendall area).

But heard that Hialeah is great for investing. Especially Rentals. Would be interesting to get your take on it.

Try starting off with a duplex. or triplex. You may live rent free and a great way to learn how to landlord

Hello BP,

Here is the situation :

My Friend is going through a divorce. He and his wife owe 40K on the property. The property ARV is around 200K. she lives in the property and he has moved out a while ago. She has not paid the association or the mortgage in a few months. The Bank is threatening to foreclose. He would like to sell the property to me under market value since it needs lots of repairs.

My question is:

How to convince wife to sell property to me under market value. Husband is on board now wife needs convincing.

Any ideas?

TJ I asked around to local loan officers and Brokers and they all say the same thing. I am now able to get Conventional Financing and I can also get Equity line of credit.

The only stipulation is the conventional loan is that the purchase can only be for an owner occupied property.

Hello Laura, how about partnering up or joint venture with someone that has good credit and low to no debt . That may be an option to consider
