@Justin charles Calma There is definitely some great opportunity in SAC for cashflow. I've considered investing up there myself but haven't pulled the trigger yet. Googling nearby REIAs can help build connections with local wholesalers !

@Teddy Johnson Congrats on being a dad in the near future ! Long term cashflowing rentals can be a good strategy for thinking of supporting a family down the road. If you are property managing yourself, and think you can handle that along with parenting, I'd say go for it as long as you can fill the vacancies! However, if you need some quick cash to prep for baby supplies, selling might be a good option. Good luck

@Jamane Y. Great article. I've read a few that bring up similar points. There is a slight trend of millennials being more interested in renting vs. owning homes. Some say this is because they prefer the flexibility to travel are the U.S. and internationally. This may contribute to the increase in absentee owners! 

@Tyler Vinsand Great question! People should list on this forum every key indicator they believe affects the real estate market, as well as data that we can take as signs for an upcoming crash. Here are mine: some basic but still hold true

- amount of Notice of Defaults

- unemployment rate

- # of building permit applications by larger companies (Walmart, Starbucks, McDonalds)

- ^ and large company store closings

Don't give up ! That's awesome that you were able to find a potential deal. Try out Rentometer for gauging rental rates in your area, and also cross reference with Craigslist! Good Luck !

@Stanley Jones The actually script of your mailers is usually never a make or break (unless you write something totally off the wall). The best thing you can do is start and start now. From what you described, your template sounds like it has all the basic verbage needed to get the point across! TEST BY MAILING, THEN MEASURE, ANALYZE, AND PIVOT ACCORDINGLY. I switch up my templates all the time to see what works and what fails, but there's never usually an enormous difference in response rate, since most mailers are usually just trashed anyway. Unfortunately, we are all human and sometimes checks get misplaced, or forgotten about. Definitely give her a call! Looking forward to this portion of our industry shifting more and more towards tech (i.e. Venmo from tenant to landlord).

@Dan McGrew Start with your county's tax assessor site. That is usually a good start to finding out who owns the property, and if they live there or are renting it out. However, each county is different with what they make available online. From there, Yellow Pages can lead you to the same information, as sometimes a contact phone number. Their information is not always accurate, and I don't believe they scrub phone numbers that are on the Do Not Call Registry (although their information is public) so do your due diligence!
